Our maintenance visits can be arranged between one and four times annually. We will clean and inspect your system, lubricate equipment, clean coils, check electrical wiring, calibrate controls, and check for early signs of wear and tear. Additionally, if requested we can replace air filters and belts.

- Inspect and clean main burner
- Inspect and clean pilot
- Lubricate blower bearings and motor
- Check blower belt tension, adjust or replace

AIR CONDITIONING 11 POINT CHECK
- Check compressor operation and efficiency

REFRIGERATION 21-POINT SAFETY CHECK
- All air-cooled condensers are checked and cleaned as needed
- Check water cooled condensers for proper water flow and adjust as needed
- All condenser fan motors are checked and lubricated as needed
- All door and drawer gaskets are checked
- All hinges, door handles and closers will be inspected
- All sight glasses are checked for proper refrigerant charge
- Oil level is checked in all compressors with oil sight glasses
- Check all units for vibration and noise
- Amperage & voltage checked
- Evaporators are checked
- Evaporator drains and drain lines are checked and cleaned as needed
- All defrost times are checked and set for proper time
- Check amperage of all defrost heaters
- Check controls and make minor adjustments
- All cases are checked for proper air flow
- Check coolers for proper temperature
- Pressure controls are calibrated for proper operation
- Crankcase heaters are checked for proper operation
- Superheat is checked on expansion valves as needed
- Systems will be visually inspected for refrigerant leaks
- All solenoid valves will be checked for proper operation
